Rental Policy

When Making Reservations, half of the rent, tax, and $75 reservation fee are required. Receipt of payment, along with your signed confirmation, is due within 10 days of your initial call. Balance of the rent, tax, and the cleaning/damage deposit is due 30 days before arrival. Personal checks are only accepted for reservation deposits made 30 days before arrival. All prices subject to FL Sales and County Bed Tax. Only travelers checks, money orders, cash, MasterCard, Discover, or Visa will be accepted on reservations made less than 30 days before arrival. Refunded deposits are usually mailed 14 days after departure.

Check-in is at our office, 3016 US Hwy 98. Our office hours are 8am to 4pm Central Time. Check-in is after 3pm Central Time; check-out is before 11am Central Time. If you are planning to arrive after hours, please arrange key pickup with us. Rental weeks run Saturday to Saturday unless otherwise specified. Upon your departure, return the 2 keys provided at check-in to our office. The lost key charge is $5. There is a $25 service charge if you need assistance to enter your cottage after hours.

All cottages are housekeeping units. Each is furnished and equipped according to the owners preference. All have a range, refrigerator, pots, pans, dishes, cutlery, pillows, color TV with basic cable, BBQ grills and air conditioning (unless specified otherwise). Make yourself at home during your stay. Cottages are neat and clean when you arrive so leave them that way for the next guest. This includes washing dishes and replacing them in the cabinet, removing trash, making the beds, and general cleaning. If this is not done, you will be charged a cleaning fee. There is a surcharge for stays less than 3 days. Do not rearrange, move between units or take to the beach any of the furnishings. If furniture has to be put back in original order there will be a charge. Please remember to bring your own linens, paper goods, bath and cleaning supplies. If you don't want to be bothered with bringing your own linens, you can contact Hospitality Linen's at 850-227-3472 or order online at hospitalitylinens.net. The linens will be waiting for you to pick up when you check in at Parker Realty.

No pets will be allowed in any rental unit. If a pet, or evidence of a pet, is found on premises, tenants will be evicted immediately and entire rent and deposit will be forfeited. No pets are allowed on the beach in Mexico Beach.

All telephones furnished in rental units are restricted to incoming and local calls. There is a $.25 charge on all outgoing calls to Panama City, Wewa, and Tyndall Air Force Base. This makes it necessary to charge a $5 fee on all units with telephones. Long distance calls are restricted to calling card calls. We only deliver emergency messages!

Be Advised that the Leave No Trace Ordinance is in effect for Mexico Beach. All personal items including, but not limited to tents, toys, and coolers will be removed and disposed of if left unattended on the beach between 7pm and 7am.

NO REFUNDS WILL BE OFFERED. If no insurance coverage is purchased, no refunds will be given.

In the event of cancelation or change of your reservation without the purchase of travel insurance, you are subject to lose your pre-payment and or payment in full unless the home re-books for the same time period. If the home re-books for the same time period you will be refunded your prepayment minus a $115.00 cancelation fee.

Be sure to report maintenance, damage, or cleaning problems as soon as possible. We make every effort to keep the property and equipment in good repair. Appropriate service people will be called when a breakdown occurs. We cannot guarantee air conditioners, televisions, appliances, etc. No refund or rate adjustment will be made for mechanical failures. We have made every effort to represent the property accurately. Changes may occur after the printing of the brochure. PRICES ARE SUBJECT TO CHANGE! We assume no liability for errors or omissions.

Maintenance

Parker Realty reserves the right to allow maintenance personnel to perform mandatory monthly and emergency maintenance services in all occupied and non occupied units.  We will attempt to contact and schedule all maintenance; however, if we are unable to reach you, we will allow our maintenance personnel to complete required maintenance.    

Each unit has designated the maximum number of persons allowed. We strive to maintain a family atmosphere for our guests; therefore, we will rent to family groups and responsible adults only. Absolutely no house parties are allowed. Violation will result in eviction without refund of rent or deposit. Sofa sleepers are provided in most of our units. They do not provide the comfort of a bed so this must be taken into account when making reservations.

We reserve the right to make substitute comparable accommodations without notice or liability if the unit becomes unavailable due to circumstances beyond our control. When comparable accommodations are not available, the renter has the option of choosing from available properties at the advertised rate or receiving a full refund of the reservation deposit.
Reservations are subject to rate increase or change in availability. Some rental units are on the market for sale. Owners reserve the right to show the unit themselves or by Real Estate Agents by advance appointment only. Fall-Winter Rates

Monthly Rentals

These rental units are available at special rates from Labor Day to April 1 on a monthly basis. Weekly rentals during this time are discounted by 20% unless otherwise noted in the listing. Off season monthly rentals require 1/2 of rental rate to confirm your reservation, along with the $75 processing fee. Balance of the first month’s payment is due 30 days before arrival. Monthly rates are the advertised weekly rates unless otherwise noted. All utilities are extra on monthly rentals (water, garbage, electric, gas, restricted telephone, cable, pest control, sewage, etc.) All monthly tenants will be charged $.25 per call to Tyndall Air Force Base, Panama City, and Wewa. A $200 cleaning/damage deposit is required on all units. All rentals are subject to the appropriate sales and bed tax for rentals less than 6 months. Tenants must make own arrangements for mail service before their arrival. Local Post Office 1.850.648.2208 In case of cancelation, deposit cannot be refunded unless cottage is re-rented. Tenant shall be required to give this office notice of no less than 60 days prior to departure. Failure to do so will result in deposit forfeiture.
